Our Commitments to Sellers  

1.   Pricing:  Complete a thorough, comparative market analysis of your property based on similar sales and competing properties to estimate the probable selling price and competitive asking price.

2.   Marketing:  Develop a custom  marketing plan detailing advertising throughout major news paper publications, custom brochure advertising, internet marketing, showing procedures, open houses and listing of property throughout the Northern Illinois Multiple Listing Service.

3.    Preparation: Assist you in preparing your home for sale.   With our knowledge and experience we know why people do not choose a property to purchase, as well as why they do.  We will walk through your property with you and make recommendations on how you can dress your house to sell.  We will ensure that any necessary disclosures are properly completed and available for buyer review,   including Seller's Property Disclosure, Lead Paint Disclosure, Heating Disclosure and any other necessary disclosures depending on property type and location.

4.    Communication: One of the most important aspects of selling a home is communication between agent/broker and seller- "What are buyers saying about my home?  Why isn't anyone making an offer?"  These questions would not be an issue with our regular follow-up after your home is shown to potential buyers.  Additionally, our agents tour new listings so they know how to describe your property to a customer calling with an inquiry.  We also utilize this opportunity for agents to critique our listings with respect to pricing, condition and valuable commentaries.  We'll review your competitive selling position minimally every 30 days so you are constantly aware of market activity in your area.

5.    Offers To Purchase: Every offer is important and must be reviewed in it's entirety with respect not only to price, but buyer qualifications, personal property included in offer, earnest money deposit, mortgage contingency, closing date, possession date, use and occupancy after closing and other items of importance.  Each and every offer to purchase will be reviewed with seller in its entirety and thoroughly discussed prior to an offer being accepted, rejected, or counter-offer made.  Agent/Broker will assist seller in re-analyzing market conditions and position to make logical,  sound decisions.  Agent/Broker will assure that all offers are presented in a timely fashion and properly executed by all parties,  including necessary disclosures.

6.    Follow Up: Another very important aspect of a successful real estate transaction is the follow through after a contact is agreed upon.  Our services include, but are not limited to:

Delivery of sales contract to client's attorney timely enough for proper review and/or modification,   including fact sheet informing attorney of all parties involved ( brokers, agents, buyer, seller, respective attorneys and lenders).

Arrange property inspection and review results or buyer requests after completion of same.

Arrange property appraisal and meet appraiser with proper documentation and information to justify sale price of property.

Arrange any other additional inspections required by local ordinance or lender.

Continually keeping a line of communication open between attorneys, inspectors, lenders, agents, brokers and clients until the loan is fully approved and the closing is consummated.
